Welcome to Suffolk Coastal Local Plan

The Town and Country Planning system provides the main framework for the use and development of land in Britain. This system aims to secure sustainable use of land in the public interest. In Suffolk Coastal, most decisions about proposals to develop land, change its use or extend properties are made by Suffolk Coastal District Council. All planning proposals are primarily considered against the policies set out in this Local Plan and other relevant considerations. Our Development and Policy Section is responsible for producing the district Local Plan. Decisions about whether or not planning permission should be granted are made through the Development Control process.

The Local Plan is a large and complex document. To help you navigate around it we have divided the Plan up into a series of sections that can be reached by clicking on the 'tabs' above. The dark green tab is the section you are currently in.

The Local Plan consists of a Written Statement and a large number of maps. The Written Statement includes chapters which:

  • Describe the unique character of the district
  • Set out standards that new development should meet
  • Provide guidelines for business, agricultural and recreational development
  • Explain how the Plan will be implemented
  • Cover certain key parts of the district in detail

Throughout the Written Statement are 263 specific Planning Policies (prefixed AP) which sum up key parts of the Local Plan. For convenience, we have created a separate index of these policies but recommend that readers refer to the appropriate section of the Written Statement to see them in context.

The Maps section consists of a Proposals Map that shows the Local Plan proposals for the whole district. Please note that due to the constraints of on-line publishing, the Proposals Map has been divided in two and is probably too small for many details to be seen easily (to obtain a larger version of this and other maps, please see our main Local Plans page).

The online Proposals Map contains clickable links to over 100 close-up 'Inset' maps of many towns and villages within the district. An alphabetical drop-down menu also includes links to these close-up maps. The close-up maps show the Local Plan Policies that apply to each area and the keys contain clickable hyperlinks to allow you to read the policies themselves. Because of the large scale of the close-up maps, they have been divided up into sections. Use the navigator window in the upper left side of the page to move about the maps.

Please note that because of the graphical nature of the Maps section, it may be slow to load if you access the web using a dial-up connection. Users with Broadband connections will not experience any problems.
